Insurance policies apply the Condition of Average, meaning that if your Hall is underinsured, claim payments are reduced in the same proportion. Specialist materials and skilled labour
Older or traditionally built Halls often feature materials or decorative details that are expensive or difficult to replace. Skilled craftspeople are in short supply, which also increases labour costs.
Site‑specific challenges
Restricted access, limited storage space, conservation requirements and local authority constraints can all extend project timescales and increase costs.
Complex layouts
Multiple extensions, basements, unusual footprints or taller structures add complexity to reconstruction and therefore increase reinstatement costs.
Additional expenses
Demolition, debris removal (especially where asbestos is present), professional fees and meeting modern building regulations all add to the final figure. VAT may also apply if your organisation cannot reclaim it.
Don’t forget external features
Outbuildings, walls, fences, car parks, paths, playgrounds and fixed outdoor equipment all need to be included within the buildings sum insured. These elements are often forgotten, but they are expensive to reinstate.
Rebuilding After a Total Loss – Why Modern Build Costs Aren’t Enough
Insurance is designed to put your Hall back as it was not to replace it with a simplified modern equivalent. Rebuilding a Village Hall “like for like” almost always costs significantly more than constructing a new building today.
Insurers base claim settlements on the actual reinstatement cost, which includes:
- using similar materials
- complying with current regulations
- demolition and site clearance
- access constraints
- professional fees
- conservation or heritage requirements
If your sum insured is based on modern construction prices instead of full reinstatement costs, underinsurance is almost guaranteed and every claim, large or small, would be reduced.
Contents Insurance – Getting the Figures Right
Your contents sum insured should reflect the new‑for‑old cost of everything your Hall owns, including:
- furniture, fixtures and fittings
- kitchen equipment and appliances
- plant and machinery
- lighting, sound systems and stage equipment
- documents and electronic data
- consumable stock
A room‑by‑room inventory is the most accurate way to ensure nothing is missed.
Business Interruption – Is 24 Months Enough?
Many policies still include only 12 months of Loss of Income cover, which is rarely long enough given today’s delays in planning, specialist labour shortages and complex rebuild schedules.
We provide 24 months as standard, and for some Halls, such as listed buildings or those with particularly complex construction, longer periods may be advisable. Extensions are available at modest additional cost.
